How to Sell Your House in a Month or Less

Selling your house quickly may require you to lower the asking price or provide an allowance for things like new carpet. However, there are changes you can make to the existing space that won't cost you a great deal of time or money and may increase your chances of a fast sale.

Make Quick Fixes

One of the first steps you can take is to declutter the house. Ultimately, you want a clean and simple look in every room of the house. Shelves full of knickknacks and closets crammed with clothing will limit your ability to sell. Consider removing everything from the walls, patching, and painting everything a neutral beige to let potential owners know that they can make the space into whatever they want. While everything is off the walls, consider renting a storage unit for the things you want to keep so your move will be simpler.

Find an Agent

If you're trying to sell in a month, don't attempt an FSBO unless you are a real estate agent. A qualified professional can do much more than list your house. They may know a private buyer with cash who's looking for an investment property. They can also help potential buyers find financing. The right real estate agent will be familiar with your neighborhood and experienced in selling the kind of property you have. Focus on your task at hand, which is prepping your house to sell, and let the real estate professional do theirs.

Depersonalize the Space

In addition to decluttering and painting, be sure to depersonalize the space. Photos of family and friends will have to go. If you have antiques or collectibles that are dear to you, consider either packing those things up or clearing out display cases so there are only a few items per shelf. Be ready to tidy the house every day, monitoring things like dog hair, dirty laundry and mail. Potential buyers need to visualize their belongings in every room of the house, so be sure to leave plenty of space along walls and in closets to make it easy for them to see themselves thriving in the space. 

Moving isn't easy and selling your home quickly can be extremely stressful. However, if you can focus your work and time on projects that will make it easy for potential buyers to see your space as their space, the selling process will be easier. Donate, sell or discard items you don't want to have to move and put as much in storage as possible.
